Planning Application

In 2024 St William (part of the Berkeley Group) received full planning permission for the residential development of Stratford Gasworks, including new open space and landscaping. 

Following discussions with the Council, St William are taking the opportunity to refresh the plans to better meet the boroughs need for family sized housing and improved green space.  

An updated planning application will be submitted in Spring 2026.

Updated Plans

The consented scheme underwent a comprehensive consultation process in 2023, ensuring the proposals were well-informed and responded to local feedback at that time.
The revised scheme will bring more community benefits to the local area, including:

  • Transforming a redundant gasworks site into a new neighbourhood, previously inaccessible to the public
  • New public open space, including dedicated play space
  • Providing around 300 high quality new homes, including family sized homes and affordable homes
  • Creating a fully accessible public route through the site connecting Abbey Lane and Rick Roberts Way
  • Providing a connection to the Greenway, including improvements to the existing Greenway steps along Abbey Lane
  • Enhancing nature and supporting wildlife with 120 new trees and a greater proportion of planting
  • Investment into the local area through substantial financial contributions towards the NHS and Highway improvements to Stratford High Street

Changes to the Approved Plans

The consented plans have been updated to ensure they meet the borough’s current needs.
Key changes are:

  • An increase in high-quality homes from 245 to around 300
  • More family sized homes from the consented scheme
  • An increase in building height along Rick Roberts Way from 17 to 20 storeys (Building 1) and a reduction in building height along Abbey Lane from 6 to 5 storeys (Building 4). Building 2 and 3 heights remain the same as the consented scheme
  • Omission of 4 houses along Bazalgette Lane in lieu of additional landscape, but still retaining the 3 houses along Abbey Lane
  • More green landscaping, including a new central public open space and 950 square metres of dedicated play space compared to 820 in the consented scheme
  • Around 100 new trees compared to 62 in the consented scheme
